High Point Paving and Sealcoating is one of the areas top contractors for driveway resurfacing. This process is also known as seal coating or applying a driveway sealer. This process is needed to properly maintain and protect your surface from damage caused by water, oils, and U.V. damage. Without applying a sealer to your asphalt driveway the blacktop will degrade and become brittle. To prevent against this we recommend sealcoating your blacktop every 2-3 years. When compared to the cost of removing and replacing an existing driveway sealcoating costs pennies on the dollar and can more than double the life of your surface. When considering sealcoating you can think of this like changing the tires on your car or changing the air filters in your home. It is something that has to be done in order to keep your surface functioning as intended and also extends the life of your asphalt area. You can compare the effects of applying a seal coat by looking at the condition of the asphalt over time. During the first 2-5 years of having your area paved the surface will look good regardless if you do the recommended maintenance or not, it will stay looking excellent to very good. Where this starts to change is in the next five years of the life of the pavement. By properly maintaining using sealcoat at 10 years your surface will still look and performed very good. If you did not do any maintenance now your surface is only fair. If we go another 10 years to a 20 year life span the seal coated surface will still be in good condition while the non-maintained surface will have failed. What we mean by failed is that over time the asphalt became porous and this allowed moisture to creep through the pavement and into the foundation layer. Now this surface can no longer handle the weight of vehicles driving over it and will begin to crack and sag. Once your surface gets to this stage there is not saving it. The only way to fix this is to remove all existing asphalt and start over building a new foundation. This is a very costly process and can all be avoided by properly maintaining the surface using seal coat every 2-3 years.
